When partnerships form to re-purpose private buildings for public use, Harkins is there to help. 9820 Patuxent Woods Drive is a part of Maryland’s new Howard County Community Resources Campus, where county residents can access county and state agencies in one central location.

The renovation and fit-out work encompassed 57,000 gsf of space across two buildings joined by a breezeway. There is an abundance of meeting, private work, and phone call spaces, along with storage rooms, a fish tank room, multiple break rooms, and a fitness center with locker rooms. All offices have glass storefronts and open workstations. The building serves over 200 employees from the Department of Community Resources and Services (DCRS), Department of Housing and Community Development (DHCD), Office of Human Rights (OHR), and the Community Action Council of Howard County. The Howard County Fish program is also housed here.

How Harkins Made a Difference
  • The project had to start prior to a tenant moving out who occupied nearly a third of the building. We were able to keep the client (Howard County), landlord (Jones Lang LaSalle) and tenant (Chesapeake Lighting) happy by keeping the project moving while scheduling noise-producing work during off hours.
  • We also ensured they had power and HVAC despite demolishing other services to the building in preparation for the renovation.
  • When the tenant moved out later than expected, we worked around the clock to demolish the old space and renovate it to prevent a delay to the substantial completion date.
This is the best project that I’ve worked on and I’ve been impressed with the professionalism and safety measures by the Harkins team.
