We were honored to help our clients create this new apartment community that has successfully attracted regional artists as residents and serves as a center of arts activity in Salisbury, MD. With 90 apartments in three garden apartment buildings, the amenities include a 2500 sf working art studio, an art gallery where community events are held, and a theater room with stage for tenants in the performing arts.
Along with its unique purpose, the location of Rivers Edge on the banks of the Wicomico River presented unique challenges.
The first task was to install 350 feet of stone revetment along the embankment to protect it from erosion. Harkins and our subs scheduled and completed this work before the four-month spawning season began. After demolishing the steel and concrete building that had occupied the site, over 300 wood piles were installed for foundation support. The team was constantly re-locating water off the building pad area to perform maintain the proper engineering for pile driving operations, and we also took continuous precautions to prevent runoff into the river.
How Harkins Made a Difference
- Following demolition of the previous building, we re-purposed piles and grade beams for the new project and salvaged two steel beams for a sculpture that was installed along the river walk.
- Harkins recommended and installed a VRF mechanical system that precisely delivers refrigerant according to each zone’s need, ensuring residents enjoy consistent room temperature and cost savings.
