Twinbrook Station, a joint development between The JBG Companies and the Washington Metropolitan Area Transit Authority, is a transit-oriented development project that combines the principles of smart growth, new urbanism, and green design. It is the Washington area’s first LEED Gold Neighborhood Development (LEED-ND), and is one of only a handful of LEED-ND Gold projects in the nation.
Located on 26 acres surrounding the Twinbrook Metro Station in Rockville, Maryland, the Alaire includes 279 luxury apartments, 16,500 sq. ft. of retail and restaurant space, and a six-story, 336-space parking garage. The two apartment buildings have underground parking for 90 cars, and many luxury amenities, including an outdoor pool and patio area. A proactive and imaginative collaboration with the client team resulted in the project being completed on budget and ahead of schedule.
How Harkins Made a Difference
- The locations of the stormwater management traps conflicted with the two apartment buildings, so the Harkins team proposed a temporary stormwater management system for the entire site that diverted runoff and allowed construction of the permanent system and the parking garage to proceed.
- The site team also detected that the sequence of construction would have to be changed – the garage would have to be built first, otherwise the precast panels being swung by the crane would be competing for air space with the apartment buildings.
