The keys to the success on the Verde East project were largely due to our tried and true Harkins Method, a successful blend of experience, instinct, and expertise that significantly reduces the time and cost on our projects. Located adjacent to the first phase of the Howard Square project in Elkridge, MD, Verde East transformed a former trailer park in an industrial area into a LEED Platinum-certified walkable community.
Consisting of 344 luxury residential market rate apartments housed in two buildings, the community incorporates luxury amenity spaces, ample parking, and 17,000 sf of ground-level retail space. Known as a “wrapper” building, the first building tops out at six stories and is built around a six-story precast parking garage with 500 spaces. This type of parking structure enables residents to park in the garage and walk right into the hallway of their apartment. The second building features four levels of residential apartments, a cast-in-place garage accommodating over 200 vehicles, and a landscaped promenade for both tenant and retail use.
Top-notch common areas for residents is what sets this community apart from the rest. The first-floor clubhouse showcases a great room with a full kitchen and pub area, a game room, a business center, and a fully-equipped fitness center with a stationary bike room and yoga studio. Additional resident services, such as smartphone capable entry access and an Amazon hub universal package system complement the spacious lobby. On the exterior, landscaped courtyards provide four-season appeal along with room for activities and comfortable seating areas.
How Harkins Made a Difference
- The result of everyone’s exceptional effort enabled Atapco Properties and The Dolben Group to start marketing and leasing early, with their first unit move-ins on January 12, 2019. The project received substantial completion, despite the 75 days of weather delays – one month before the contract end date on July 1, 2019.
- Verde East achieved the highest level of LEED certification, with LEED Platinum. Most notably, the project installed a solar photovoltaic array with a capacity of 444,004 kWh/year, which contributes to the overall energy cost savings of the project totaling 42.4%. In addition, many of our building materials contained recycled content, were sourced locally, and contained low amounts of VOCs.
- The Harkins team conducted daily safety checks to ensure our partners were tied off when using lifts, mandated the correct Personal Protective Equipment (PPE), and certified fall protection was in proper working order. As a result of all their efforts, the project averaged 91% on its monthly inspections from our safety department. Howard Square was listed in the top 10% of the safest projects being constructed at Harkins, while also being the largest.
