Responsible for assisting with project budgeting, subcontractor bidding, scope development, and document analysis throughout the preconstruction process. Supports the estimating team by coordinating bid activities, reviewing project documents and subcontractor proposals, tracking cost trends, and helping ensure projects are completed on time and within budget.

Responsibilities

  • Assist with creating construction budgets based on preliminary and schematic documents.
  • Assist the senior estimator and preconstruction manager with the architects, engineers, and owners in the development of plans and specifications that are within the proposed budget limitations.
  • Assist with the subcontractor bidding and scoping of projects to help develop construction budgets.
  • Analyze & document plan overlays to determine changes & revisions to the contract documents (plans & specifications) that may impact the budget and/or constructability of the project.
  • Formulate & coordinate project bid campaigns via BidNet (Harkins’ in-house FTP site); i.e. Select specific subcontractors whose services fit the project criteria in all 16 divisions; Develop, coordinate, & issue all project correspondence to the project principles (Preconstruction Manager, Senior Estimator, Architect, & Subcontractors); Collect, analyze, & submit all project RFI’s to the Architect, and issue all RFI responses back to the subcontractors; etc.
  • Thoroughly review all project documents to establish specific scopes of work for all trades in all 16 divisions.
  • Analyze subcontractor proposals throughout all trades within the 16 divisions and determine if the proposals meet the specific project scope of work and all applicable project requirements.
  • Develop a relationship with subcontractors through conceptual budgeting and project bid-out.
  • Develop, record, and recall trend cost information for budgeting.
  • Maintain current knowledge and use of all local and state building codes and public funding source design standards.
  • Maintain current knowledge of trends and developments in the construction industry.
  • Ensure that minority subcontractor participation goals are met as per project requirements and Company goals.
  • Responsible for timely completion of assigned projects.
  • Attend required corporate meetings, training programs, and Harkins University seminars/webinars.
  • Perform additional duties as assigned.

Preferred Qualifications

  • Coursework towards a bachelor’s degree or applicable to estimating.
  • Minimum of one-year experience in estimating.
  • Experienced with Microsoft Excel and Word.
  • Experienced with Microsoft Project, Insite, and On Screen Takeoff (or similar estimating software) a plus.
  • Knowledgeable with CSI format and ability to read and interpret plans and specs.
  • General knowledge of construction industry, scheduling, contract law, and contract negotiations.
  • Familiar with regional market place, pricing, and subcontractor community.
  • Field experience a plus.
  • Organized and detail oriented.
  • Ability to multi-task and cope with many issues.
  • Team player with ability to clearly communicate verbally and in writing.
  • Ability to interact and function professionally with all parties.

Benefits & Compensation

Harkins offers a total compensation package that includes base salary, bonus potential, and a comprehensive benefits package including health/dental/vision benefits, paid time off, retirement/401k, and Company Contribution plan. Additional benefits include life insurance, short & long-term disability, HSA/FSA, tuition reimbursement, and mileage and expense reimbursement. For this role, the base salary range is $60,000-$70,000. Compensation may vary outside of this range depending on a number of factors, including a candidate’s education, experience, skills, and geographic location. Base pay is one part of the Total Compensation Package that is provided to compensate and recognize employees for their work.
