1310 North Courthouse Road
Located in a highly accessible and strategic area, the renovations at 1310 North Courthouse provide new amenities and programs that encourage sustainability. The 11-story, 380,000 sf tower features distinctive seating areas, a new two-story amenity space known as the “town hall,” and 60,000 sf of spec suites.
There are nine spec suites that range in size from 3,381 sf to 35,227 sf. The modernized lobby features a coffee kiosk and a real-time TransitScreen to help residents make informed decisions about their commute.
The exterior underwent a reskin of the building facade on the eighth and ninth floors along with installing a new glass curtain wall system. The town hall amenity space is also located on these floors. Accentuated by new floor-to-ceiling windows, the open two-story concept is connected by a carbon fiber support stair that showcases contemporary lounge areas, state-of-the-art conference rooms, a large kitchen area, and a game area with a ping pong table.

Minimizing Disruption
Harkins performed work in the lobby space during the night and on the weekends as to not disturb current residents.
Overcoming Unexpected Challenges
Work on the building’s exterior included the removal of 500,000 lb. of precast that was cut to allow for the new glass system to be installed. Once work started on the removal, it was determined that the precast was 40% heavier than expected with variability in thickness of the panels and size. As a result, the team needed to strategize and re-engineer how to remove the rest from the building by bringing in a 300-ton, 550-foot crane that was set up on the south side of the building to enable the remainder of the precast to be removed.
Prioritizing Safety
Due to the location of the building being a high traffic area, special attention was paid to pedestrian traffic and their safety. Extra fall protection measures were implemented, and an overhead protection system was installed at the egress and ingress openings and at the garage. The team used a mast climbing work platform and various pedestrian boundaries, protection and closures to contain any debris to the project site.
