10Nineteen Clarendon Apartments

Built on a zero-lot-line site in Arlington, VA, 19Nineteen Clarendon Apartments is a mixed-use development that overcame significant logistical and structural challenges to deliver 184 market rate apartments, seven live/work units, two levels of below-grade parking, and 17,000 sf of retail space.

The building features a concrete podium topped with four floors of wood frame construction, supporting amenity-rich residential spaces. High-end finishes, unique design features, and LEED for Homes Mid-Rise Silver registration reflect the project’s commitment to quality and sustainability, with green roofing, water-conserving fixtures, and high-efficiency systems integrated throughout.

Completed with an air-sealing package, high-efficiency AC and heating systems, water conserving fixtures, and substantial green roofing in the two courtyards.

Roof Gathering Spaces

The project’s two elevated green roof courtyards were complex, multi-phase builds atop retail, parking, and service spaces. Framed on three sides by apartments, each courtyard features a fountain, while the West Courtyard adds a fireplace and grill. Installing soil and boulders by crane, managing detailed waterproofing, hardscaping, and landscaping, and coordinating multiple trades in tight quarters made these serene outdoor spaces a major construction feat. With wood, masonry, plumbing, electrical, waterproofing, landscaping, and other elements involved, there were times when members of all trades filled these two courtyard areas.

Distinct Slab Elevations
The site’s 20-foot slope required 22 unique slab elevations within the concrete podium to accommodate multiple building exits and elevations.

At its lowest point, the podium frame reached an impressive 30 ft tall, more than double the typical podium height, demanding expert craftsmanship and coordination.

Two expansive green roof courtyards, complete with fountains, fireplaces, and outdoor gathering spaces, were meticulously built above the retail and garage podium.
