300 North Charles Street
Originally built as a YMCA, this 124-year-old historic structure in downtown Baltimore has seen multiple transformations throughout its life. After a major renovation in 1970 converted the building into office space, Harkins took on a full-scale redevelopment, completely gutting the interior and transforming it into 36 loft-style apartments.
To honor the building’s historic character, the original façade was carefully cleaned and restored, reviving its turn-of-the-century charm. Inside, the site management team delivered a high level of finish throughout the units, resulting in distinctive, modern apartments that were quickly embraced by the downtown rental market.

Collaborative Success
Although the project spent almost four years in the conceptual stages, Harkins was able to work closely with both the owner and the architect to keep the project within budget and on time.
