Brightview Fair Oaks
Brightview Fair Oaks is a 191,610 sf senior living community across six acres in Fairfax, VA. The four-story building includes 170 units, with 92 for independent living, 52 for assisted living, and 26 for memory care. Designed to feel like a luxury resort, the facility features a pub, a two-story great room with a grand staircase, a cascading water wall, a built-in aquarium, multiple dining venues, a commercial kitchen, art studio, hobby shop, movie theater, billiards room, hair salon, and library. Outdoor amenities include shuffleboard and bocce courts, a fireplace, pavilion, walking trails, an ornamental bridge, and a secured wellness garden with interactive features for memory care residents.
The structure uses a mix of wood frame, metal stud, and concrete to meet code and control costs, with a timber-framed entry for visual appeal. Built to achieve LEED for Homes Silver, it incorporates low VOC materials, enhanced ventilation, non-toxic pest control, and waste recycling. The building connects to surrounding sidewalks to improve walkability and replaces a former motel on a high-visibility parkway. Its craftsman-inspired design contrasts with nearby colonial-style homes, contributing to the area’s character and serving as a community focal point.

The project achieved the minimum sustainability requirement of LEED for Homes Silver by using non- toxic pest control treatments, advanced utility tracking, sorting and recycling of waste, enhanced ventilation, balancing of HVAC systems, and low VOC products.

The community’s design uniquely captures the area by utilizing timber frame construction at the front entrance for strength and visual appeal.
