DOS Parking Structure

This seven-story, 403,132 sf precast parking structure was delivered for the U.S. Department of State and General Services Administration at Charleston Center Naval Base. Designed to accommodate 1,326 vehicles, the facility features a cast-in-place concrete foundation supported by rigid inclusions for ground improvement, ensuring long-term stability and performance.

At the base of the structure, a fully equipped facilities maintenance shop supports campus operations for the Coast Guard, Navy, and Department of Homeland Security, providing dedicated storage for carpentry, welding, and equipment, as well as administrative office space. The garage includes two elevators with provisions for a third, designed for future capacity and operational efficiency.

Maximizing Value Through Design

Faced with the challenge of delivering a seven-story garage on a five-story budget, our team conducted a comprehensive design and constructability review. By aligning project requirements with client priorities, we identified significant value engineering opportunities, resulting in over 20% savings. These efforts enabled the successful construction of the full seven-story parking structure without compromising design or functionality.
