Ilda’s Overlook Senior Residences
Ilda’s Overlook Senior Residences is a new four-story, affordable senior living community located in Fairfax, VA. The building includes a variety of amenities such as a business center, community room, multipurpose room, fitness room, and a wellness room. Outdoor amenities include a patio outside the community room.
Located in a residential area of Fairfax County, the building is carefully integrated into its surroundings using the site’s natural slope to minimize visual impact. Its unique shape buffers road noise and creates a private entrance leading to inviting amenity spaces that foster connection and well-being. A peaceful outdoor patio beside a wooded area adds to the balance of comfort and community. The project supports Fairfax County’s goal to add 10,000 affordable housing units by 2034.

Sustainable Senior Living
The sustainability requirements for the green energy programs allowed innovative design that lent to the contemporary aspect of Ilda’s Overlook. LED lighting and energy efficient appliances, high-performance windows and doors, and less visible insulation with high R-values were all used throughout residences and amenities to conserve energy.
Ilda’s Overlook is also the owner’s first property to include rooftop solar panels, incorporating clean, renewable energy. This, combined with the items listed above, not only helps with sustainability, but they reduce energy bills for the lower-income residents.
