Knightsbridge Apartments
Knightsbridge Apartments is a 37-unit community composed of three-story, garden-style brick buildings originally constructed in 1947. Previous renovations were completed in 1981 and 2004. Harkins’ scope of work for this project focused on minor interior renovations, including the replacement of kitchen and bathroom cabinets and countertops, installation of new plumbing and electrical fixtures, and updated finishes throughout. Additionally, six existing first-floor units were renovated and converted into UFAS-compliant units.

National Green Building Standard Silver Certified
The renovation incorporated energy and water efficiency upgrades designed to enhance sustainability. These improvements are anticipated to help the property achieve National Green Building Standard (NGBS) Silver certification, offering residents long-term savings on utility costs.
Balancing Accessibility with Historic Preservation
A key challenge of the project was integrating accessibility upgrades within the constraints of the historic architecture. Modifying the courtyard facades to accommodate UFAS unit entries was not permitted due to preservation requirements. While an elevator addition was considered during design, it was ultimately deemed cost-prohibitive. The selected solution involved constructing a rear entry ramp with a raised patio and installing new door openings, providing accessible access to the six UFAS units while preserving the building’s historic character.
