Maryland Innovation Center

The Maryland Innovation Center is a phased repositioning project located in Columbia Gateway, a business hub between Baltimore and Washington, DC. In partnership with the Howard County Economic Development Authority, this initiative supports the region’s growing innovation economy by providing space for collaboration, training, and business development.

Harkins’ scope of work included lobby and corridor renovations, new interior finishes and MEP upgrades across four tenant suites, and restroom and elevator lobby improvements on three floors. A new revolving door was added at the main entry, and a conference center with a warming kitchen was constructed to support larger events.

Now home to the Howard County Economic Development Authority, the Maryland Center for Entrepreneurship, and Howard Community College classrooms, the Center anchors the county’s designated innovation district and advances the long-term vision for Columbia Gateway as a destination for start-ups and emerging businesses.

Energy-Smart Upgrades

Sustainability was a key focus of the renovation, highlighted by the installation of a Dedicated Outdoor Air System (DOAS) and a Building Management System (BMS) to optimize HVAC efficiency and indoor air quality. Additional upgrades included energy-saving LED lighting with occupancy sensors, low-flow plumbing fixtures, and a new revolving door to reduce air infiltration and lower overall energy usage. These improvements significantly reduce the building’s environmental impact while supporting long-term operational cost savings.

Where Past Meets Progress

The project reimagines a 30-year-old building into a vibrant, flexible environment for entrepreneurs, educators, and business leaders. A custom reception desk and green metal screen echo the region’s agricultural heritage, while supporting a modern, tech-forward mission.
