One Ardmore Place

Standing at one of the most prominent corners in Ardmore, PA, One Ardmore Place is the culmination of a successful private–public partnership between Dranoff Properties and the Lower Merion Township, which served as a principal catalyst for the economic revival of the neighboring community. This transit-oriented development enables residents to live, work, dine, and play with convenient access to public transportation.    

 One Ardmore Place is an eight-story, 281,000 sf mixed-use building that was designed with a transitional architectural character reflecting the tradition of the area. The building features outdoor facades made up of brick and glass, bay windows, cornices, and property entrances that convey the charm of Cricket Avenue. A clock tower enhances the building’s entrance, serving as a signature element. 

The building is a complex structure that consists of three different structural methods of building: a cast-in–place concrete parking garage, structural steel podium levels on the second and fourth floors, and steel stud bearings with Hambro floor systems. The ground-level retail space makes up for 8,450 sf of the building and the parking garage capacity is 337 spaces. Of this, 137 parking spaces were separated into private spaces for residents, and 200 public municipal spaces replaced the parking lot on which the building was constructed.  

On Ardmore Place includes 110 high-end, luxury apartments made up of one-, two-, and three-bedroom units, all with built-in work desks and dens. Additional amenities include a fitness center with the latest equipment, a clubroom, a boardroom, and a landscaped fourth-floor courtyard with a recreation area. The courtyard consists of garden and terrace areas with ample seating, a barbeque grill, and an all-season TV.

Communication That Builds Trust

At a high-traffic downtown site, Harkins prioritized building strong community relationships. We hand-delivered memos to neighbors ahead of major operations, issued detailed two-week lookahead schedules to businesses and officials, and actively coordinated around local events — including the Big Dig, which attracted over 500 guests. Our hands-on approach helped minimize disruption and earned trust throughout the project.

Smart Logistics, Seamless Operations

To keep businesses open and traffic moving, Harkins carefully planned every delivery. Materials were received through a 4′ x 13′ rear hoist, with larger shipments transferred to smaller trucks offsite. This extra layer of planning protected the downtown flow and showed our commitment to delivering exceptional projects without disruption.
