Parc at Princeton Junction

Designed as a contemporary oasis near major transportation routes and conveniences, Parc at Princeton is a popular hub for those who work in New York City or the Philadelphia area but call New Jersey home. The 232-luxury apartment and corporate suite community were set up as a “pad-ready” site, with the owner managing the building pad and sitework operations.  

Parc at Princeton consists of 10 buildings, including two four-story elevator buildings, five walk-ups, two mixed-use buildings with retail, and a standalone maintenance building. A 5,000 sf amenity space offers a modern lobby, resident lounge, smart mailroom, library, game room, and full fitness center. Outdoor features include a resort-style pool with lounge areas, a bocce court, landscaped courtyard, grills, and a fire pit. An additional 20,000 sf of retail space sits beneath the residential units.

Consisting of 10 separate buildings, Parc at Princeton is made up of two four story elevator buildings, five three-story walk-up buildings, two three story mixeduse buildings with a level of retail space, and a standalone maintenance building.

Equipped with a modern lobby and reception area, resident lounge with coffee bar, a fully equipped mailroom with smart package lockers, library, reading room, game room, and a fitness center with weight training and cardio equipment.

Luxurious Exterior Features

The buildings exterior features are equally as luxurious, with a resortstyle pool that includes an exclusive lounge and resident social seating areas, a bocce court, a large, landscaped courtyard, gathering areas with gas grills, and a fire pit.

Additional Features

The apartment units and corporate suites feature 11 different variations of one- and two-bedroom layouts, with bonus features such as nine-foot ceilings, oversized windows, vinyl plank flooring, stainless-steel appliance packages, quartz countertops, tile backsplashes, shaker-style wooden cabinetry, in-unit washers and dryers, and exterior patios or balconies.

submissions were typically required for each building to receive final approval, even after an exhaustive review and coordination of the drawings prior to township submissions. Adding to the complexity, the team transitioned to the 2015 International Building Code while still being more familiar with the 2009 provisions. The permitting process extended well over a year, much of which overlapped with the construction phase.

townhomes being constructed by Toll Brothers on the same site required special consideration. Construction entrances, access roads, and fencing had to be carefully coordinated to ensure that operations for all parties progressed efficiently and safely.

inches of record rainfall hit the Mid-Atlantic region during the construction of the first building in August 2017—well above the 30-year average. Despite the challenging conditions, the site teams utilized temporary roads and worked closely with the sitework contractor to manage the excessive moisture and keep the project moving forward, ultimately reaching the launch of leasing.
