Park Montgomery

Park Montgomery is a transformative twin deal delivering 217 affordable homes to Silver Spring, Maryland. This project seamlessly blends the old with the new, featuring both extensive renovation and ground-up construction. The new construction is a 76-unit five-story wood frame building over two levels of parking and 4,000 sf of amenity space, replacing an old parking garage. Above the units, the community space contains a fitness center, club room, leasing offices, and a package room. The building’s façade features a mural by artist Joel Artista. Titled “Our Dreams in Flight,” it was inspired by the residents and features hot air balloons designed by local children.

The renovated building includes 141 units over 15 stories. The occupied space needed significant structural improvements, new doors, drywall repairs and upgrades, cabinets and countertops, appliances, plumbing fixtures, a complete electrical upgrade, sprinklers, an elevator, HVAC work, new windows, and minor masonry point up. Between this building and the new one, there is a new large patio courtyard space featuring seating areas and a playground.

The demand for affordable housing in Silver Spring was high, making this project vital for residents. By utilizing the space already available, we were able to improve conditions for current residents while welcoming new ones.

Resident Relationships

Since many residents were unfamiliar with the construction process, we made it a point to develop trust and comfort through regular interactions and communications. Our site team partnered with Enterprise to host a community event, allowing residents to see the new building and celebrate the renovation.
