The Winthrop

Wrapped around a 509-space precast garage, The Winthrop is a 295-unit apartment community that offers residents the rare convenience of parking on the same floor as their home. This thoughtfully designed building combines upscale amenities with striking architectural features, including fiber cement siding, brick veneer, glass-railed decks, and Juliet balconies.

Inside, residents are welcomed by a dramatic lobby with a green wall, reflecting pool, and fireplaces. Amenity spaces include a two-story clubhouse, fitness center, business center, game room, and Club W, an acoustically engineered venue for music and events. Outdoor courtyards feature a resort-style pool, fire pits, grilling stations, and a zen garden for relaxation.

Effective Partner Collaboration

From preconstruction through completion, the project faced complex coordination challenges, including aligning structural and garage drawings and managing design documents. Through strong collaboration with the design team and ownership, Harkins successfully delivered a high-quality, amenity-rich community built for modern living ahead of schedule.

“The Harkins team—from preconstruction to the project site team—was very responsive to our need to complete the ‘Resident’s Club’—a complex, two-story space in two different structures—for marketing purposes well before the residents could occupy. They met that challenge, and ultimately completed the entire contract work two months ahead of schedule and under budget.”
